When you buy a newly-built home with a home builder, the home will include all new appliances and systems that are covered in the builder's warranty. But when you buy an existing home, it includes its components and systems that may be of varying ages, and you may not know how long your dishwasher, for example, is going to continue working for. Here is some insight to help you cover the appliances and components of your existing home's purchase, so you don't have to stress about unexpected repairs and expenses.

Negotiate a Home Warranty Purchase

As you are shopping for a home, your realtor is a great asset in the search and purchase process. Your real estate agent will help you analyze the market and calculate an appropriate offer to make on a home that interests you. Then, your agent will help you fill out the purchase contract to submit it to the seller of the home.

The purchase contract can include any items you want to be included in the sale of the home; for example, requesting the seller assist you on part of the closing costs, or to include a home warranty in the sale. If the seller accepts your purchase contract with a home warranty request written into it, you will have one full year of coverage on many of the home's systems and components once you move into the home.

The home warranty provides coverage if any of the covered items break down and need a repair or replacement. This coverage can include plumbing, electrical, HVAC, and many appliances, such as the dishwasher and fridge.

Use Your Home Warranty 

Once you have moved into your new home, and you begin to have problems with a home system you don't need to worry about having to repair or handle the full expense yourself. Make a call to your home warranty service provider and let them know the problem and what appliance or system is having issues.

For example, your dishwasher has begun to leak water over the floor or your kitchen when you run it, likely from a leaking or broken plumbing hose. Call your home warranty company and let them know the make and model information of your dishwasher and the problem you are experiencing. The agent on the phone will arrange a repair service to take care of your dishwasher's problem.

Once the repairman has inspected the dishwasher, they will complete the repair with the appropriate plumbing equipment. If the appliance is in need of replacement, they repairman will recommend a replacement with your home warranty company, and the replacement will be handled.
